Plan Approval: BBMP vs Gram Panchayat
The most common mistake in South Bengaluru outer areas is submitting to the wrong authority:
- BBMP (now certain for): Mico Layout, most of Hongasandra, established parts of Begur near Hosur Road, Hulimavu (main areas)
- BBMP Village Areas division: Some Begur and Gottigere areas that were in the 2016 merger but have slower administrative transition
- Gram Panchayat (still applicable in some pockets): Hullahalli village pockets, peripheral Gottigere, some Arekere sub-areas
If your plot is in a GP area, drawings need to follow GP norms rather than BBMP norms — and the approval authority is different. We confirm this before beginning any project in South Bengaluru.

Begur was partially merged into BBMP in 2016, but the transition is uneven. Some areas in Begur village and Hongasandra are now firmly under BBMP South Zone (Ward 188, 191). Other parts near Begur Lake and peripheral areas may still require approval from the BBMP Village Areas division or the Begur Town Panchayat. We always verify jurisdiction before starting drawings.
Begur and Gottigere have a mix of old village plots and newer BDA/BMRDA layout plots. Common residential sizes are 20×30, 30×40, and 40×60 sq ft. Older village plots are often irregularly shaped and require a full survey sketch. Villa plots of 60×90 and above exist along Begur Road and in premium gated layouts.
Rental demand in Begur, Gottigere, and Hongasandra is growing due to the area's position between Electronic City and BTM Layout. 2BHK rentals in well-located Begur plots fetch ₹15,000–₹22,000/month.
