Why HSR Layout Homes Need Expert Local Architects
HSR Layout is one of South Bengaluru's best-planned residential areas — a systematic sector layout with defined road widths, organised plot dimensions, and relatively predictable BBMP compliance requirements. However, "planned" doesn't mean "simple."
Here's what we've learned from working on HSR Layout projects:
- Sector-specific rules: HSR Layout is divided into Sectors 1–7. Each sector has subtly different road widths, which directly affect the front setback requirement and the maximum permissible FAR.
- Corner plot prevalence: HSR Layout's grid planning means corner plots are common. Corner plots have additional setback requirements from both road-facing sides — significantly reducing the buildable footprint.
- High-quality construction expectations: HSR Layout's residents are predominantly IT professionals and established families who expect well-designed, aesthetically refined homes. A basic floor plan isn't enough — 3D elevation design is almost always requested here.
- Strong rental demand: HSR Layout has one of the highest rental yields in South Bengaluru. G+1 and G+2 constructions with independent floors command excellent rents — making structural design accuracy critical for rental investment.

BBMP Plan Sanction in HSR Layout
HSR Layout falls under BBMP Wards 172 (HSR Layout proper) and 173 (Agara area). The BBMP plan sanction process here is standard residential BBMP, with a few specific notes:
- Well-organised ward office with relatively faster processing for complete submissions — we've seen clean HSR Layout plans approved in 35–50 days.
- Multiple A-Khata plots exist in HSR, but verify before proceeding — some older properties and properties near the Outer Ring Road boundary have B-Khata complications.
- Road widths vary by sector. Sectors 1–2 roads are generally wider, allowing larger front setbacks without excessive area loss. Sector 6–7 internal roads are narrower — this affects the permissible building height.
- Corner plots: both road-facing sides require front setback treatment. This is a common surprise for first-time builders in HSR Layout.
Vastu Considerations for HSR Layout Homes
HSR Layout's systematic grid means many plots face specific directions determined by the sector and road layout. Here's what we commonly encounter:
- North and East-facing plots: Abundant in Sectors 1, 2, and 5. These are the most sought-after plots from a Vastu perspective and command premium prices. Easy to design Vastu-compliantly.
- South-facing plots: Common in Sectors 3, 4, and 6. Fully manageable with correct entrance placement in the 4th pada of the south wall. See our Vastu for South-Facing Houses guide for details.
- West-facing plots: Present in most sectors. The kitchen should be placed in the South-East corner, and the master bedroom in the South-West — both easy to achieve in a standard HSR layout.
