- Setback violations: Front or side margins shown incorrectly. Always verify measurements on site before drawing submission.
- FAR exceeded: The building footprint × floors exceeds the permitted FAR for your zone. Our architects calculate this precisely before design begins.
- Missing structural drawings: For G+1 and above, structural engineer's drawings and certificate are mandatory — not optional.
- B-Khata instead of A-Khata: BBMP will not process B-Khata applications. Convert before submitting.

- BTM Layout: Wards 174 and 175. Generally efficient processing. Most G+1 residential plans approved in 35–50 days with clean documents.
- HSR Layout: Wards 172–173. Well-organised sector system makes setback compliance straightforward. One of the faster-approving areas in South Bengaluru.
- JP Nagar: Wards 195–197. Mix of BDA layout rules and BBMP jurisdiction. Requires careful verification of whether your plot falls under BDA or BBMP authority.
- Jayanagar: Wards 175–178. Heritage-sensitive zone. Some plots in Jayanagar have additional restrictions. Extra due diligence required.
- Electronic City: Under BBMP jurisdiction from 2020. Previously under BMICAPA — verify your plot's current jurisdiction status before applying.
