What is a G+2 House?
A G+2 house (Ground + 2 upper floors = 3 floors total) is a three-storey residential building. In South Bengaluru, G+2 is the most common construction type for homeowners who want to maximise floor area on a 30×40 or 40×60 plot while also generating rental income from upper floors.
BBMP allows G+2 on most residential plots in South Bengaluru, subject to setback requirements, FAR limits, and road width conditions. On a 30×40 plot, G+2 typically yields approximately 1,700–1,900 sq. ft. of total built-up area.

Many contractors quote ₹1,500/sq. ft. or less. This is almost always the civil work rate only — excluding electrical, plumbing, flooring, painting, and finishes. When all components are included, the realistic rate rises to ₹1,800 minimum even for economy construction. Always ask contractors to give you an all-inclusive quote.

Rental Yield from G+2 in South Bengaluru (2025)
One of the primary motivations for G+2 construction in BTM Layout, HSR Layout, and JP Nagar is rental income. Here are realistic 2025 rental estimates for independent floors on a 30×40 plot:
| Floor | Unit Type | Monthly Rent (BTM/HSR) | Monthly Rent (JP Nagar/Jayanagar) |
|---|---|---|---|
| Ground floor | 2BHK owner-occupied (typical) | — | — |
| First floor | 2BHK rental | ₹18,000–₹25,000 | ₹22,000–₹30,000 |
| Second floor | 2BHK rental | ₹16,000–₹22,000 | ₹20,000–₹28,000 |
| Total monthly rental income | — | ₹34,000–₹47,000 | ₹42,000–₹58,000 |
On a standard-finish G+2 build with a total investment of approximately ₹80–90 lakhs (including land, if factored), the gross rental yield from the upper floors is typically 4.5–6.5% per year — making it one of the better real estate investment strategies in South Bengaluru.
G+2 BBMP Requirements to Know
- FAR (Floor Area Ratio): For most residential zones in South Bengaluru, G+2 is permissible within a FAR of 2.0–2.25. Your architect will calculate the exact permissible built-up area.
- Structural drawings mandatory: G+2 requires complete structural design by a licensed structural engineer — column layout, beam design, foundation, and seismic zone compliance.
- Setback compliance critical: All three floors must stay within setback limits. The approved plan must show compliance on all floors, not just the ground floor.
- Occupancy Certificate (OC): After construction is complete, you must obtain an OC from BBMP by verifying that construction matches the approved plan exactly. Without OC, the building cannot be legally occupied, rented, or sold.
- Parking: BBMP requires provision for vehicle parking. For G+2 on a 30×40 plot, typically one covered parking space on the ground floor is required.
